What does it take to generate your own BMV property leads, negotiate a great price, complete on it (i.e. take the ownership) and then move on to the next deal... and in that process build your own property empire?

I have done many BMV deals but I continue to seek good advice from experienced investors. Recently I got together with some of the top industry gurus who have been buying BMV deals quietly for years. I learnt their exact method, made notes, and then replicated their success... in fact what made the difference was not what I did but what I did NOT do (Hint: 80% people are spending 80% of their time on wrong activities... no wonder they are struggling with closing truely no-money-down BMV deals).
Lately things have changed. For example, competition for these deals is greater than ever before. Secondly, some recent media reports on how some unscrupulous landlords are dealing with vendors has made sellers ask more difficult questions.

Nice program. I like the separation of the Make an Offer, and the Completion areas. Useful to compare initial with actual assumptions. I put in figures for one we have going through right now, and the outcomes were the same as a sheet I previously used, so the maths must be correct.
