We think that this is a cracking deal - regardless of your opinion of the ongoing  credit crunch. This is because of the following reasons:

  • The property is expected to value at £95k. It was undoubtedly worth more than £95k about 18 months ago. However you are buying it at a massive discount off TODAY's price. And today's prices are already down by an average 15-20% from their peak.
  • You get over £23,000 in equity at today's valuation. This is a massive cushion against any further house falls. House prices are already down but they will have to drop a further 25% for you to see this equity wiped out completely. Although we do not have a crystal ball to see which way property prices will go in the future, a further 25% drop scenario looks highly unlikely. Besides, even if they do fall, you are still making money every month from the rent.
  • You should pocket over £200 every month when rented.
  • We recommend you buy and hold this property for a few years and you should do well when prices rebound.
